Responsibilities
- Define and improve the Transaction Management operating model, including playbooks, process flows, and RACI, across leasing, renewals, acquisitions, and dispositions.
- Establish global minimum standards for transaction initiation, evaluation, approval, documentation, execution, and closeout.
- Lead the global Transaction Management rhythm of business, including pipeline governance and performance reporting with regional leads and partners.
- Drive adoption of global Transaction Management standards and best practices across regions.
- Define frameworks and methodology for portfolio scenario planning and demand planning, translating business signals into real estate requirements.
- Build repeatable models and decision criteria for evaluating alternatives and understanding trade-offs in portfolio actions.
- Integrate cost benchmarking into portfolio planning and capital decisions, partnering with finance teams.
- Establish a consolidated portfolio-level view of demand, opportunity, risk, and transaction pipeline.
- Define requirements for a global real estate strategy tool and dashboard to consolidate lease and market data.
- Establish metric definitions, analytics standards, and data governance for transaction and portfolio data.
- Translate analytics into decision-ready recommendations and pilot AI-assisted capabilities.
- Establish controls and exception management processes for transaction, financial, data-quality, compliance, and delivery risks.
- Define authoritative sources, data ownership, and reconciliation requirements for core portfolio and transaction information.
- Ensure processes, tools, and supplier practices align with corporate approval, records-management, privacy, legal, and financial-control requirements.
- Define TM specific service requirements, deliverables, and performance measures within the Tier 1 operating model.
- Partner on the outsourced (Tier 1) operating model, ensuring alignment with corporate transaction and capital-approval policy.
- Define and report program success measures such as cycle-time, data-accuracy, and adoption metrics.
- Lead discovery and value-stream reviews to remove friction and waste, bringing corporate real estate best practices into GWS.
- Partner across GWS regions, Capital Planning, Finance, GWS Technology, the Data Platform, and CELA, influencing outcomes without direct authority.
- Represent the transaction and portfolio-strategy platform in business reviews and leadership forums.
Requirements
- Bachelor's degree in business management, Real Estate, Finance, Project Management, Data or Business Analytics, or related field AND 6+ years of experience in real estate portfolio management, transaction management, real estate strategy or planning, or related work, OR 8+ years of equivalent experience.
- Demonstrated experience defining or improving processes, playbooks, or operating models in a real estate, facilities, or comparable enterprise-operations context.
- Experience translating data and analysis into frameworks, standards, or decisions for senior stakeholders.
- Bachelor's Degree in a related field AND 8+ years of relevant experience, including direct experience in real estate transaction management and portfolio strategy or planning.
- Experience with corporate real estate transactions across multiple regions and an outsourced service-delivery (Tier 1) model.
- Experience designing scenario- and demand-planning frameworks and connecting them to space and capital decisions.
- Proficiency interpreting business intelligence and portfolio data (for example, Power BI) and setting metric and analytics standards; familiarity with lease and market data and real estate financial analysis such as lease-versus-buy and NPV.
Desired Qualifications
- Professional credentials such as MCR (CoreNet Global) or an MBA.
- Experience applying AI-assisted tools to forecasting, scenario analysis, or reporting automation.
