As a Tenant Management Executive at IPC Shopping Centre, you will be the primary contact for tenants, managing commercial relationships, ensuring compliance, and supporting business growth through strategic initiatives and engagement events. This role requires a proactive individual with excellent communication and negotiation skills, and at least 2-3 years of experience in leasing or retail operations within a shopping centre environment.

Ansvarsområden

Serve as the key point of contact for tenants regarding commercial matters, including sales performance evaluation, compliance with tenancy rules, and operational inquiries.
Coordinate training programs for tenants to enhance customer service and business performance.
Organize tenant engagement events and meetings.
Prepare and distribute tenant circulars and coordinate tenant festive gifts.
Develop strategies for casual leasing deals (pushcarts, ATMs, vending machines) and negotiate lease terms to meet commercial goals.
Contribute to the yearly lease plan, merchandising mix, and casual leasing rent projections.
Analyze and evaluate monthly casual leasing sales performance and recommend support strategies.
Update and maintain the Tenant database (ICMS) and Tenant Relations Management database, including sales information, licenses, permits, and agreements.
Monitor and manage casual leasing expiry and renewals.
Manage purchases for tenant gifts and other Tenant Management inventories.
Collaborate with departments for tenant performance improvement, tenancy, and mall operations.
Undertake Duty Manager responsibilities on weekends and public holidays.
Assist Finance with deposit refunds and outstanding debt collection.
Coordinate premise mobilization for tenant fit-outs or refurbishments.

Krav

Diploma or Degree in any discipline.
Minimum 2-3 years of experience in Leasing & Marketing or Leasing Administration within a shopping centre environment.
Excellent communication, negotiation, and interpersonal skills.
Proficiency in both English and Bahasa Malaysia (written and verbal).
Experience in retail operations or shopping centre management.
Pro-active with a positive attitude and independent work ethic.
Strong multitasking, time management, and sense of urgency.
Ability to develop rapport with people at all levels.
Great attention to detail and ability to prioritize tasks.
Strong drive for results.
Adaptability to market changes/trends, passion, and self-motivation.
