Assistant  Sustainability Manager

Property and Asset Management

What this job involves

You will be responsible for Sustainability initiative of all the sites.  You will be accountable for ensuring that all services are as per client’s requirements. You would be managing the following:

  • Responsible for Energy Audit, IMS 50001 & Green building Certification of all the sites   
  • Analysing the energy consumption pattern at sites and recommend for corrective action whenever required                                               
  • Responsible for green building and other energy relative initiatives at sites                                        
  • Responsible for Energy Audit, IMS 50001 & Green building Certification (Preferably Certified Energy Auditor)                                               
  • Walk through audits of all sites                                 
  • Co-ordination with site team for energy management activities                               
  • Co-ordinate and compile EMS activities to improve monitoring and process control to reduce energy costs.                                               
  • Co-ordination and support for analysis of equipment performance with respect to energy efficiency
  • Ensure implementation of uniform processes across all the sites.                                            
  • Ensure implementation of new initiative/ best practices to improve efficiency and enhance service levels across all sites                                  
  • Ensure implementation of all JLL technological tools and ensure adherence at sites
  • Attends meetings, conferences, workshops and training sessions and reviews publications and audio-visual materials to become and remain current on the principles, practices and new developments.
  • Ensure timely submission of MIS and related report to respective stakeholder.                                 
  • Ensure timely response on mails, occupant concern resolution and minute of meeting circulation.
  • Support JLL emerging business by sharing the leads of works taken up at the sites                         
  • Demonstrate usage of training tool for self-development                                             
  • Inculcate the culture of appreciation                                    
  • Take part and drive JLL initiatives like D&I, CSR, Safety Week etc.                                            
  • Imbibe JLL culture and values                                  
  • Any other task / responsibility assigned by the management time to time                                            

Client:

You will be working on Brookfield Portfolio, which is a Commercial type, located at Gurgaon.

Site dynamics:

Work Schedule and other details: Site team:e.g.: Property Manager +2

Reporting:

You would be accountable to the Key Account Director.

Paying attention to detail and having excellent problem-solving skills is essential. Teamwork and management skills are added advantages. You must have the capacity to multitask efficiently with excellent communication skills (written and oral)

Qualifications

  • You will have a Degree BE/B.Tech - Mechanical/Electrical with certified Energy Auditor / Energy Manager, IGBC AP/LEED-AP OR equivalent, with min 6-7 years of working experience in Facility Industry /Real Estate/ Hotel or Construction Industry.
  • Additionally, this role requires a thorough understanding of all safety and environmental concerns as they relate to the equipment and the overall plant arena.

The candidate will need to leverage internal JLL resources and tools to introduce and integrate best market practices; work closely with internal, external and service provider teams to assemble relevant data and information; and interact with internal and external stakeholders to solicit their feedback to refine and finalize the strategies and develop portfolio strategies across the regions.   Examples of portfolio strategies are: Scenario or Metro plans, as relevant, for a city or combination of cities to identify opportunities for portfolio rationalization, in view of intrinsic business, and extrinsic market factors. Lease vs own recommendations for an asset or a portfolio of assets Cost optimization opportunity assessment in view of business strategies and operations.   2-  The candidate needs to work with local brokers to help our clients define space requirements, identify suitable alternatives, recommend appropriate occupancy solutions, and negotiate contract terms on their behalf – all guided by data and analytics to provide relevant insights.     Prepare a critical lease events tracker and initiate projects on time through the JLL Account lead.  Follow a strict process to carry out a lease transaction or exit. Prepare all materials required in the transaction process not limited to appointment letters; market comparable reports; notices under the lease; letters of offer; financials; client business cases, close out reports in  liaison with JLL Account lead. Prepare rent budgets and stay versus go analysis using a cash flow and NPV (net present value) approach. Maintain transaction information and evidence of compliance to the transaction process within JLL and client reporting systems. Regularly communicate status of all active transactions per an agreed cadence and forum. Review lease agreements and ensure inclusion of all standard clauses identified and/or approved by the client i.e. JLL Account lead. Verify any stamp duty, registration  charge and coordinate registration Complete transaction close outs and assess performance against pre agreed success measures such as savings, cycle time, compliance adherence, quality of deliverables. Support the JLL Account lead on all regional reporting.  Prepare commission forecasts for all JLL appointed transactions. May be required to present recommendations to client stakeholders. Performance objectives Collaborate with Client’s Real Estate Leads to understand the long- and short- term business and portfolio goals and identify opportunities and risks (portfolio, operational, and financial, et.al.) to maximize performance and outcomes Accountable for a mixed asset portfolio with Fortune 500 clients, the successful candidate will develop their knowledge of multi country real estate and market practices. Interacting with JLL local expertise, account and regional leadership this role entails lease event monitoring, comparing lease terms to market, development of negotiation strategies and (reporting into the JLL Account lead) then managing a process to either renew leases, conduct rent reviews or exit sites.   Key skills Transaction Management Portfolio Strategy Financial Analysis Presentation and report deliverable development (PowerPoint, etc)   Sound like you?
